Welcome to Part 3 of our custom home building series! In the previous installments, we established priorities, set budgets, and explored the initial steps of finding land and assembling your dream team.
Now, in Part 3, we’re delving even deeper into the process. Get ready to uncover valuable insights on collaborating with your designer to visualize plans, refine details, and obtain accurate construction quotes.
This step is crucial whether you’re considering a semi-custom, custom, or spec home. Stay with us as we guide you through this essential phase of turning your dream custom home into reality.

Step 7: The Building Process Unveiled
With your plans, build quotes, and material choices in hand, it’s time to let your team work their magic! Before the project kicks off, ensure all necessary permits are filed and ready by following up with your Myrtle Beach home builder or architect.
During this phase, you’ll be called upon to make numerous decisions. It’s normal to come across captivating ideas on platforms like Instagram and Pinterest, but remember to trust the original plan.
The initial design was carefully crafted to harmonize flawlessly. Changing your mind midway could lead to delays or penalties that exceed your budget, possibly tapping into your savings.
This stage might feel extensive, yet your custom home builder is equipped to manage the project. Your designer will assist you in navigating the choices your home builder presents. Unexpected decisions may arise that you never anticipated. Instead of diving into the vast sea of (often unreliable) online information, lean on the Dream Team you assembled earlier to simplify your building journey.
Step 8: Assemble Your Furnishings
Around 12 weeks prior to your move-in date, it’s time to begin choosing and ordering your furnishings. This may seem early, but the decision-making process takes time, and some furniture pieces require 8-10 weeks for delivery.
Since you won’t have a home to receive the items just yet, the process can be a bit tricky. You might consider renting a storage unit or utilizing your current home for storage. While some stores can accommodate holding deliveries, many won’t (or will charge a storage fee) due to the space furniture occupies.
Step 9: Direct Your Focus Outdoors
As your new home construction nears completion and heavy machinery is out of the picture, it’s time to shift your attention outdoors and contact your Landscaper. The advantage of sharing plans in advance is that your Landscaper should be well-prepared for a seamless job!
Step 10: Final Checks and Moving In!
As your new home construction wraps up, your custom home builder in Myrtle Beach will invite you to do a final walk-through and create a punch list. This list captures any remaining details that need attention before you hand over the keys, ensuring a flawlessly finished result.
Once you receive the final move-in date, it’s time to coordinate your movers. If you’re furnishing your home in collaboration with your Designer, clarify whether moving and installation costs are included.
When working with us, these costs are encompassed in furnishings sourced and purchased through our retail store. Most clients opt for this route, allowing us to handle the installation and deliver a move-in ready home right down to the final decorative touch.
For those bringing their existing possessions, ensure your furniture is in the home and ready to be unpacked before your Designer’s team finalizes the installation. During this visit, your designer will work their magic by styling the space, arranging furniture, and adding the finishing touches that make everything truly beautiful.
